On 22 July 2025, SD Finance plc announced that SD Holdings Limited - the guarantor of its bonds - entered into a 50:50 joint venture, through SD Hotel Investments Holdings Limited, with RAK Hospitality Holding LLC which is ultimately owned by the Investment and Development Office of the Government of Ras Al Khaimah. The purpose of the joint venture is to develop a new five-star Hard Rock Hotel & Residences in the Beach District of the Emirate of Ras Al Khaimah, in proximity of Al Marjan Island, in the United Arab Emirates ("UAE"). Ras Al Khaimah, known for its stunning natural landscapes, pristine beaches, mountains, and expansive desert dunes, is strategically located just a short drive from the cities of Dubai and Abu Dhabi.

The project will result in the construction of the first Hard Rock Hotel & Residences in the UAE and will comprise approximately 300 rooms and 400 branded residences. The hotel will also feature several restaurants, a rooftop bar, conference facilities, event venues, beach access, a beach club, swimming pools, gym, and spa. The development is expected to be completed in 2028.
